Gruhasree-2026: ₹3 lakh Kerala subsidy to build a house on your own land
Gruhasree-2026 is a Kerala State Housing Board (KSHB) scheme that gives a ₹3 lakh government subsidy to a family from the economically weaker (EWS) or lower-income (LIG) group to build a house on land it already owns. The catch to know upfront: it works through a sponsor. A voluntary organisation, NGO or charitable individual applies online on the family's behalf and contributes ₹1 lakh, and the family contributes ₹1 lakh, bringing these contributions to ₹5 lakh in total. The board's own website announces Gruhasree for the 2026-27 financial year: sponsors can apply online now, and 21 November 2026 is the last date for receiving applications.
Quick facts
- Who it is for: per the official guidelines, EWS/LIG families who own at least 2 to 3 cents of land but have no habitable house. The house can be at most 83 square metres in plinth area.
- Who cannot benefit: anyone on the government's LIFE housing mission beneficiary list, or anyone who has already received government financial aid for house construction.
- The money: ₹3 lakh government subsidy, ₹1 lakh from the sponsor, ₹1 lakh from the beneficiary. The subsidy reaches the family in four instalments as construction stages are completed, and only after the government releases the funds. There is also a ₹100 registration fee and an agreement on ₹200 stamp paper. The board pays no interest on the sponsor's or beneficiary's deposits.
- Sponsor rules: the sponsor cannot be a blood relative or family member of the beneficiary, a beneficiary cannot be their own sponsor, and family members cannot sponsor each other's houses. People or organisations sponsoring more than five beneficiaries need separate board permission. Sponsors should register the application in the same district where the house is planned.
- How the application flows: the sponsor registers and applies on kshbonline.com, submits the application copy at the board's district office with the beneficiary's name, address, land tax receipt and ration card copy. After approval, the sponsor pays ₹1 lakh at the district office; after scrutiny, the beneficiary's ₹1 lakh share is paid to the board. Houses are allotted per district targets set by the head office.
- Window: the board's own website (kshb.kerala.gov.in) announces Gruhasree for 2026-27 with 21 November 2026 as the last date for receiving applications. News reports citing the board's invitation give the start date as 22 October. Applications go through the board's online portal kshbonline.com, linked from the board's official site. Helpline: 0471-2330001.
Documents the beneficiary needs
Per the board's document list: Aadhaar or photo ID, income certificate, possession and location certificates for the plot (all from the Village Officer), a self-attested copy of the title deed, a self-attested ration card copy, a non-liability certificate from the Sub-Registrar office, a certificate from the local body secretary or Village Officer that the family has no habitable house, a certificate from the local body secretary that the family has not benefited from LIFE or similar housing schemes, tax-paid receipt and thandapper certificate if the land was transferred, a bank passbook page showing account number, name and IFSC, a caste certificate (SC/ST only), and the original deed for office verification plus one photocopy.
Read this before paying anything
This scheme is not a direct individual cash application: nothing moves unless a sponsor registers and deposits ₹1 lakh, and the family must also deposit ₹1 lakh. Treat anyone offering to "arrange" sponsorship for a commission with caution, and make payments only at the board's district office against receipts. AiCoN has not registered or paid on this portal; this guide is an explainer of the official pages, not a promise of approval.

What a family can do now
- Check eligibility: EWS/LIG, own 2-3 cents of land, no habitable house, no earlier government housing aid.
- Read the official guidelines on kshbonline.com (Gruhasree-2026, More Details) and the document list on kshb.kerala.gov.in.
- Talk to your district Housing Board office (head office 0471-2330001) about the current window and how beneficiaries in your district are being matched with sponsors.
- If an NGO or charitable person offers sponsorship, verify they register on kshbonline.com itself; the board provides a sponsor registration video on the portal.
