Kerala encumbrance certificate online: how to apply on the Registration Department PEARL portal
Buying land or applying for a loan in Kerala usually needs an encumbrance certificate (EC), which shows registered transactions on a property for a period you choose. The Registration Department lets you apply and download it online through its PEARL portal. We read the department's official procedure and opened the portal on 30 October 2026. We did not log in or submit an application.
Steps, as per the department's procedure (SOP)
- Open pearl.registration.kerala.gov.in and choose Certificates, then the application for Encumbrance Certificate.
- Enter the captcha or OTP as asked, then fill in the address and document details. Save each section.
- Enter the property details exactly as in the original document: survey details, the unit of area, and the search period.
- Choose Malayalam or English for the certificate. You can also ask for priority processing: the SOP says the fee for a priority application is double the normal rate.
- Submit to the Sub Registrar Office (SRO). A submitted application cannot be edited.
- Pay the fee. The SOP says payment is by e-payment only.
- You get an SMS with a transaction ID. Track the status and download the digitally signed certificate under Application Status / Download on the portal.

Good to know
- Time: the SOP says a minimum of 3 working days for digitised periods and a minimum of 14 working days for non-digitised periods.
- Extra fee: if more ownership is found while searching, you are told by SMS or on the portal to pay the additional fee.
- Documents to keep handy: your previous registration documents or property tax receipt.
- Help: the department lists a WhatsApp help desk at 854 7344357 and a general enquiry line at 0471-2703456.
- Not tested: we did not check the current fee amount, so confirm it on the portal before you pay.
